How this works
- Sample assumptions: no government or licensed source that we could open publishes roof repair costs, so every default here is a placeholder until a licensed roofer reviews this tool. Replace them with your own written quotes.
- Upfront = the replacement quote minus the repair quote. Monthly = the repair spending you expect to avoid over a year, divided by 12. “Yearly increase” raises that monthly amount once a year.
- Break-even, paid in cash, is the first month when the avoided repair costs add up to the upfront difference. Financed, it is the first month when they add up to every loan payment, interest included.
- The tool doesn't estimate how long a roof or a repair will last, insurance effects, resale value or energy use. A licensed roofer's inspection is the place to judge the roof's condition.
- Loan math uses the standard fixed-payment amortization formula. The 8% APR and 60-month term are sample assumptions, not offers.

Common questions
Where do the default numbers come from?
They're samples. No government or licensed source that we could open publishes roof repair costs, so the defaults only show how the math works. Enter your own replacement and repair quotes; the FTC's advice is to get multiple estimates.
Does this tell me how long my roof will last?
No. It compares two amounts you enter over the years you choose. How long a roof or a repair lasts depends on the roof, and a licensed roofer's inspection is the place to judge that.
What does financing change?
Financed, the upfront difference is paid as monthly loan payments, and break-even comes when the avoided repair costs cover every payment, including interest. The rate and term here are samples; use the terms of an actual offer.
